Based in New York, NY, the Associate will support members of the Americas Asset Management team in New York, Los Angeles, and Vancouver. This role will provide exposure to QuadReals full U.S. portfolio consisting of Residential, Industrial, Office and Alternative Asset Class properties. The Associate will be responsible for the completion of detailed analysis, including but not limited to: tracking compliance with asset strategies, lease analysis, capital management, operating performance benchmarking, and buy/sell analysis. The successful candidate will provide guidance, mentorship and oversight as required to analyst team assigned to their designated portfolio(s). This position will also require close collaboration with Investments, Valuations, Global Portfolio Management and teams working on a variety of projects and will gain exposure to senior leaders within the company.

As an Associate, Asset Management You Will:

  • Lead the refinement and execution of comprehensive asset strategies including, operations, development capital, risk and disposition analysis
  • Run point on the monitoring of existing investments/ joint ventures
  • Maintain and update cash flow + budgeting models to analyze strategic initiatives
  • Monitor and/or lead financing activities, contributions/distributions and cash management
  • Work closely with joint venture partners, lead partner communication where requested, monitor reporting and lead analysis of site-level initiatives
  • Aggregate and synthesize asset management data and prepare, in conjunction with portfolio management regular reporting for clients, senior management, and BCi
  • Assist in furthering key asset management initiatives to streamline and standardize reporting templates including refinement of the asset level master database, portfolio operations data warehouse, market intelligence resources, and data organization
  • Collaborate with Investment Teams in the due diligence process for new investments as required
  • Prepare and/or contribute to investment committee approval memos
  • Liaise with research and investment teams to stay current on local market dynamics and understand its impact on how each asset is positioned in its respective market
  • Assist the ESG teams in identification and evaluation of opportunities to improve asset level sustainability with an aim to increase YoY portfolio GRESB scores, and contribute to the corporate Net Zero Commitment for carbon emissions by 2050
  • Develop relationships with service providers to understand each assets competitive positioning relative to rents, lease terms, vacancy, supply/demand fundamentals, and operating costs
  • Travel to meet with onsite property management teams, brokers, and strategic partners

Your Background:

  • Bachelors degree; preferably in Real Estate, Finance, Accounting or a related discipline with strong academic credentials and a passion for real estate
  • Minimum 4+ years experience in the real estate industry, 2 years in asset management or investment roles
  • Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets
  • Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages; ability to exercise strict confidentiality
  • Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change. Comfortable following direction but also contributing ideas and insight
  • Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance but then move projects forward independently

The expected annualized base salary range for this role is $120,000 to $135,000.

The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individuals skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
