A day in the life
Prologis is seeking an accomplished and dynamic Vice President of Customer Led Development for the Central Region. This role will be instrumental in driving our merchant build, data center, and Build-to-Suit (BTS) development strategy and expanding our regional pipeline of new business. The ideal candidate will have a deep passion for customer-centric development, exceptional leadership skills, and a proven track record in program and process optimization and construction execution.
This individual will partner with Customer Led Developments Senior Vice President to create and scale a programmatic BTS platform throughout the Americas, grow the Central Region pipeline of new business and lead that regions development team that will be working with Prologis largest and fastest growing customers. This role will mentor and guide teams through a growth minded and collaborative culture, managing BTS developments beginning with establishing customer relationships, through site selection, land due diligence and entitlement, estimating, design and construction. Preference of office location is within a major US Metro with a Prologis presence: Dallas, Houston, Indiana or Chicago. Other markets will be considered on a case-by-case basis.
Key responsibilities include:
- Team Leadership & Development: Grow and lead a team of Construction and Development Managers focused on scaling and optimizing Prologis’ premier BTS platform. Mentor and guide teams to foster a collaborative and growth-minded culture. Oversee all phases of BTS developments from customer relationship building, site selection, land due diligence, entitlement, and permitting through construction.
- Schedule and Cost Control: Offer guidance on scheduling and pricing by analyzing internal data and general contractor quotes. Prepare and review both conceptual and detailed estimates and schedules to ensure they accurately reflect all development costs and activities.
- Customer Partnership: Collaborate with Prologis field leadership to deliver outstanding service and consistency to our critical customers. Build and deepen customer relationships through enhanced responsiveness and reliability.
- Program Optimization: Explore and implement standardization opportunities to expedite site selection, design development, and construction timelines.
- Innovation & Thought Leadership: Provide strategic problem-solving, communication, and collaboration. Lead efforts in design and construction innovation, sustainability, and value engineering.
- Customer Satisfaction: Ensure unparalleled customer satisfaction by evolving transactions into trusted partnerships and delivering innovative solutions and designs.
- Industry Expertise: Utilize a deep understanding of entitlement and development processes across urban, brownfield, and greenfield developments to guide projects.
Building blocks for success
Required:
- Understand, embrace and spread the Customer-oriented culture of Prologis and the CLD Group.
- 10+ years experience in leading complex construction projects, preferably for a large developer with prior experience as a general or sub-contractor.
- Experience in leading, developing, and mentoring a region-based or national teams.
- Deep industry expertise in leading project pursuit, estimating, permitting and scheduling.
- Ability to travel ~50% of the time across the central US with occasional travel to other markets.
- Promote a solution-minded approach to development and project management
Preferred:
- Bachelors in business, construction, architecture, or engineering (Civil) is preferred.
Hiring Salary Range of: $185,000 – $254,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives)) to be determined by the candidates location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
