Position Summary:

This position focuses on identifying and engaging commercial and industrial property owners in NY, MD, and NJ to build a pipeline for the Vertical Lease Program. Key responsibilities include generating and qualifying leads through cold calling, email campaigns, social media, and networking, and setting appointments to present the program’s financial and environmental benefits. The role involves conducting market and competitive analysis to refine sales strategies, collaborating with marketing to execute campaigns, and building strong client relationships. The candidate will negotiate lease agreements, coordinate with internal teams for smooth project execution, track performance, provide management reports, and maintain accurate sales forecasts to drive growth and strategic decision-making.

Responsibilities:

  • Outbound Prospecting: Identify and engage with commercial and industrial property owners in NY, MD, and NJ to develop a pipeline of potential Vertical Lease Program projects
  • Lead Generation: Develop and implement strategies for lead generation and qualification through various channels, including cold calling, email campaigns, social media outreach, and networking events
  • Appointment Setting: Schedule meetings with prospective clients to present ESA’s Vertical Lease Program solutions, emphasizing the financial and environmental benefits
  • Opportunity Qualification: Qualify leads by assessing their suitability for the Vertical Lease Program based on factors such as roof size, structural integrity, energy consumption, and potential cost savings
  • Market Analysis: Conduct market analysis to identify trends, opportunities, and potential challenges in the Vertical Lease Program sector. Use this information to refine sales strategies and target high-potential segments
  • Campaign Execution: Collaborate with marketing and sales teams to create and execute effective marketing campaigns targeted at key stakeholders. Develop content and materials that highlight the benefits of the Vertical Lease Program for different types of commercial and industrial properties
  • Competitive Analysis: Monitor and analyze competitor activities and offerings to ensure ESA’s solutions remain competitive and differentiated in the market
  • Client Engagement: Develop strong relationships with key accounts, ensuring a high level of customer satisfaction and loyalty. Act as the primary point of contact for clients throughout the sales process and project lifecycle
  • Stakeholder Collaboration: Work closely with internal teams, including project management, engineering, and finance, to ensure smooth project execution and delivery. Facilitate communication and coordination among all parties involved
  • Lease Negotiation: Lead negotiations for lease agreements with commercial real estate firms and industrial property owners, ensuring favorable terms for ESA and alignment with project requirements
  • Internal Coordination: Coordinate with ESA’s outside counsel to process lease negotiations and address legal considerations. Collaborate with ESA project managers to conduct due diligence and site assessments
  • Continuous Improvement: Gather feedback from clients and partners to continuously improve the sales process and service offerings. Implement changes based on feedback to enhance customer experience and outcomes
  • Performance Tracking: Monitor and analyze key performance metrics to assess the effectiveness of sales strategies and activities. Use data insights to identify areas for improvement and adjust tactics accordingly
  • Reporting: Provide regular updates and reports to senior management, highlighting progress, challenges, and strategic recommendations. Ensure accurate and timely data entry into CRM and other sales tools
  • Forecasting: Develop and maintain sales forecasts, projecting future sales volumes and revenue based on pipeline data and market trends. Adjust forecasts as needed based on changes in market conditions and sales activities

Requirements

Job Type: Full Time

Location: Remote or Hybrid depending on location

Travel: Less than 10%

Required Education: Bachelor’s degree in business, marketing, or a related field.

Required Experience:

  • 7+ years in sales, business development, or account management, especially in commercial real estate, energy, or renewables
  • Proven success in lead generation strategies, including cold calling, email campaigns, and networking
  • Strong experience in client relationship management and acting as the main point of contact
  • Skilled in market analysis to identify trends and refine sales strategies
  • Experience in lease negotiations with commercial real estate and industrial property owners
  • Preferred Experience:
  • Familiarity with the Vertical Lease Program sector, renewable energy, or related fields
  • Expertise in developing comprehensive sales strategies based on market and competitive analysis
  • Experience engaging with senior executives to drive strategic initiatives
  • Knowledge of legal aspects in lease negotiations and experience with due diligence processes
  • Proven ability to execute targeted marketing campaigns and develop tailored content
