Summary
Delta Oaks Group is seeking an individual to perform various zoning / building permitting and site acquisition tasks in the telecommunication, renewable energy, commercial, and governmental industries. Interested candidates should have experience as a zoning and permitting specialist with knowledge of local, state, and federal regulations governing land use and construction. Experience with land acquisition and landlord negotiations in the telecommunications and /or renewable energy sector is a plus.

Positional Responsibilities
The ideal candidate will possess a strong understanding of due diligence and site feasibility research, zoning codes, planning / land development ordinances, land acquisition, and building permit processes. Familiarity with the specific requirements and procedures related to telecommunication infrastructure, renewable energy projects, commercial developments, and governmental facilities is highly desirable. The individual should be adept at conducting site feasibility research, zoning analyses, preparing and submitting permit applications, negotiating with landlords, and liaising with relevant authorities to ensure compliance with all regulatory requirements. Excellent communication and interpersonal skills are essential, as the role involves coordinating with internal teams, clients, and regulatory agencies.

  • Research, analyze, and interpret zoning regulations and building codes. Prepare and submit zoning applications, conditional use permits, variances, building permits, and other necessary documentation.
  • Work closely with internal teams to coordinate the planning and zoning aspects of telecommunications and renewable energy projects. Ensure compliance with local regulations.
  • Research various civil, environmental, and zoning related factors that influence the feasibility of a sites development
  • Cultivate positive relationships with local planning departments, zoning boards, and other relevant authorities. Represent the company in zoning hearings and community meetings.
  • Maintain accurate and up-to-date records of zoning and permitting activities. Prepare reports, summaries, and documentation for internal and external stakeholders.
  • Proactively identify and address zoning and permitting challenges. Collaborate with cross-functional teams to find creative solutions and ensure project success.
  • Demonstrate a fundamental understanding of zoning and building review procedures including the ability to comprehend Civil/A&E/Environmental deliverables, thoroughly assessing materials for accuracy and clarity in the permit submission process.
  • Discuss and negotiate lease terms with potential landlords as required

Due to the nature and limited timelines of most projects, the selected individual should be willing and capable of exhibiting the work ethic and social ability to succeed in a fast- paced environment where communication with co-workers and strategic partners is paramount.

Experience/Minimum Requirements

  • Proven experience in zoning and building permitting, preferably in the telecommunications and/or renewable energy industry.
  • Familiarity with local, state, and federal zoning regulations and building codes.
  • Experience interpreting preliminary site plans or construction drawings depicting the development of civil related telecommunications and/or renewable energy infrastructure.
  • Strong communication and interpersonal skills.
  • Ability to manage multiple projects simultaneously and meet deadlines.
  • Detail-oriented with excellent organizational and analytical abilities.

Educational Requirements
Associate degree in urban planning, construction management, project management, or a related field. Applicants without a degree with over 5 years of applicable experience will also be given consideration.

Travel
Moderate travel, approximately 25%, will be required.
