Our team is a diverse and nimble group that designs and builds Apples office space, technical workplaces, and laboratory facilities. We develop and run Apples global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world. We are seeking an experienced, collaborative, and highly motivated Construction Project Manager to join our team and oversee the construction management of Apples corporate and R&D facilities projects! You will have close coordination with project stakeholders from various teams including business units, real estate, design, EH&S, energy, construction, network, maintenance, and operations to bring our projects to fruition. You will manage and support the architects, engineers, other specialty consultant and vendors, and general contractors from initial design to construction completion.

Description

– Expertly represent Apples interest at all meetings with Consultants, General Contractors, and Suppliers. – Engage and maintain positive working relationships with the local jurisdictions/departments. – Meet with internal engineering groups, operations, and business units to run detailed project requirements. – Provide guidance and assist project managers to drive both internal and external collaborators to meet deadlines per the project delivery schedule. – Create and maintain the project budget including securing internal approvals for capital funding. – Provide budget analysis (cost models and trending) and value engineering guidance to team members. – Engage and lead General Contractors to include competitive bidding and negotiation. Review and comment on contracts and terms and conditions as it pertains to costing and deliverables for a project or scope. – Review all proposals and change order requests from the Consultants, General Contractor, Suppliers, and Subcontractors. – Prepare and present comparative cost analysis. – Provide guidance to project managers to engage and coordinate with Apple IT, Security, and the AV design and installation teams. – Participate in analyzing potential mechanical, electrical, and process piping solutions and provide guidance. – Be responsible for coordination, ordering, and installation of Apple purchased building materials, Environmental Health and Safety (EHS) requirements, furniture, infrastructure components, and major equipment for each project. – Provide weekly status updates on project schedule, costs, and cost projections to upper management. – Management and oversight of commissioning agents with experience in reviewing sequence of operations and test scripts. – Ability to engage site operations team from design to project turn over.

Key Qualifications

  • 7-10+ years of construction/project management experience with a demonstrated focus typical technology company project: office TIs, labs, clean rooms, server labs, tool installations, etc.
  • 1-3 years as an independent project manager.
  • Strong background in commercial / lab / industrial construction to include mechanical, electrical, process piping, plumbing building systems, and tenant improvements.
  • Deep expertise in the planning, scheduling, budgeting, resourcing, and carrying out of all technical services required for designing, building, and improving technical spaces within a large real estate portfolio. This includes mechanical, electrical, plumbing, controls, fire-alarm, lighting, furniture, etc.
  • Ability to collaborate with customers and business partners to meet deadlines to meet project schedule.
  • Extensive knowledge of and experience with the function and installation of buildings, building systems, machinery, landscape, and quality improvement projects.
  • Management experience within design-build projects.
  • Ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value.
  • Excellent leadership, communication, and supervisory skills, including experience working with all levels of an organization and ability to handle internal Apple customers requests in a professional and positive manner.
  • Ability to develop cost estimates, schedules; review and process change orders.
  • Experience building and managing relationships with facility operation teams, environmental health and safety teams, government agencies, architectural & design firms, and general contracting firms.

    At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $133,900 and $201,300, and your base pay will depend on your skills, qualifications, experience, and location. Apple employees also have the opportunity to become an Apple shareholder through participation in Apples discretionary employee stock programs.
