Position Purpose
The Custodial Services Director has primary leadership responsibility for FO&Ms custodial services delivery across Dartmouths facilities. This includes daily, seasonal and project cleaning of the athletic, general plant, residential, and professional schools buildings and event set ups throughout the entire fiscal year. This role also focuses on the long-term strategic objectives of the College. As part of Campus Services, FO&M is consistently working to improve culture to ensure it attracts and retains employees who feel valued and engaged. The entire campus is in the middle of renovations to modernize aging infrastructure and is pursuing a campus-wide decarbonization effort. The Director will be a change agent for the entire custodial program to meet the challenges presented by an evolving institution.
The quality of service provided by the Custodial Department has an important impact on the entire Dartmouth community. Environmentally clean and attractive conditions contribute to the Colleges recruiting efforts and retention of students, faculty and administrators. An integral member of the Facilities Operations team, this individual works closely with and supports facilities managers in the Real Estate Office (REO), Dartmouth College Athletic Department (DCAD), Dartmouth Dining Services, professional schools, Residential Operations, and other College organizations.

Dartmouths facilities include over 6 million square feet of space in 165 buildings. These facilities serve over 6,000 students and 4,000 faculty and staff in a variety of academic, research, administrative, athletic, and residential spaces. This position must also have proven leadership, strong emotional intelligence and depth in team building as part of a diverse, equitable and inclusive culture within the division of Campus Services.

Bachelors plus 6 or more years’ experience or combination of education and experience
Required Qualifications – Skills, Knowledge and Abilities
  • Eight to ten years of experience in personnel management.
  • Bachelors degree or the equivalent combination of experience and education.
  • Solid background and experience in the field of custodial services.
  • Experience in a college or university environment is strongly preferred.
  • Must be able to qualify under the terms of the Dartmouth Approved Driver Policy.
Preferred Qualifications
  • Proven excellence in custodial programs involving large industrial or educational complexes; keeps abreast of changing trends in cleaning operations.Excellent supervisory and interpersonal communications skills.
  • Ability to relate well to a diverse group of constituents and to build strong relationships within and among those groups.
  • Flexible and diplomatic management style that empowers staff, sets high expectations, and holds department colleagues accountable.
  • Ability to manage custodial services, working with state and federal laws and regulations, and facilities compliance requirements.
  • Strong service orientation and a demonstrated desire to continually improve the services and operations of an organization.
  • Computer literacy and familiarity with standard business-related software. Facility maintenance software experience preferred.

Key Accountabilities
Description
Leadership of Custodial Operations
  • Fosters an atmosphere of collaboration in a highly complex environment with and among the Colleges constituencies including customers and other facilities offices. Ensures open communication and dialogue on all aspects of work product and process.
  • Provides leadership to a team of 200 establishing and maintaining the highest achievable custodial cleaning program commensurate with the resources available.
  • Develops a strategic plan for the Custodial Department focused on staff training and development, customer engagement, service delivery standards, and quality assurance.
  • Interacts with Dartmouth administrators and faculty resolving custodial related needs, communicating service levels and status of work.
  • Serves as one of several on-call officers in FO&M and is expected to respond to emergencies during off hours, weekends and holidays.
  • Ensures compliance with applicable federal, state, and municipal regulations as they relate to areas under managers responsibility.
  • Maintains awareness of latest methods, products, and systems in custodial services best practices.
  • Develops orientation and training programs. Evaluates and recommends required training/orientation programs and works with various departments to provide training for custodial workforce.
  • Actively apply sustainability and energy efficiency principles in everyday work. Collaborates with Procurement and the Sustainability Manager to develop standards on the use of green products and practices.
  • Reviews all new construction plans prior to awarding bids to ensure housekeeping requirements are met. Reviews changing custodial needs related to renovated and/or new buildings.
  • Plans and directs special projects which are directly related to Custodial Maintenance as directed by the Senior Director of Operations.

Description
Staff and Fiscal Management
  • Oversees management issues within areas of responsibility including labor relations, individual and group behavior, diversity and sensitivity, team building practices, hiring, discipline, performance evaluations, and rewards.
  • Accountable for developing and administering financial components of the facilities operations budget including an annual custodial operating budget of $10 million.
  • Works closely with the local union leadership to create a collaborative and solution-oriented environment that supports both College management and the hourly staff. Resolves labor issues as they arise utilizing the resources within Campus Services and the College to insure equitable outcomes
  • Responsible for budget formulation, implementation, interpretation and periodic review of assigned units.
  • Works with Campus Services financial services staff to ensure appropriate fiscal, procurement, and resource administration within areas of responsibility.
  • Monitors and approves the activities of contract personnel and services in assigned area of responsibility as required to assure that satisfactory and acceptable performance standards, specifications, material and labor cost, work schedules, etc., are maintained, and authorizes payment for contracted services in accordance with departmental procedures.
  • Oversees the rental furniture budgets for events/activities. Collaborates with Conferences & Special Events as appropriate.
  • Responsible for overseeing proper hiring, evaluation/accountability, and training of all assigned staff, and for contributing to their personal and professional development.
  • Reviews and revises positions descriptions as appropriate.
  • Supervises and serves as a role model, advocate, and mentor to direct reports and staff.
  • Creates and sustains an environment that fosters teamwork, excellence, respect, accountability and diversity.
