Your day-to-day!
- Support the Development, Construction and Operations teams in building and maintaining business relationships with landowners to confirm that the Company’s commitments are met;
- Assist Innergex’s internal title and contracts management team members with the preparation and implementation of real estate documents;
- Research and examine county records to determine current surface owners, mineral owners, easements, ROWs, and liens;
- Work closely with the Leasing and Land Acquisition Manager for initial outreach to landowners to gauge their interest in leasing;
- Negotiate lease agreements, crossing agreements, access agreements, easements, ROWs, road use agreements, and any other land agreement with landowners;
- Work with State and Federal agencies to secure land contracts and leases throughout the US;
- Collaborate with the development team to identify areas of interest for potential solar, wind, and battery projects;
- Partner with Environment and Permitting to secure any permits or land contracts as needed;
- Work closely with the construction team to secure all land related contracts as needed for all projects;
- Work closely with the Title Manager to cure all title issues;
- Liaise with external and internal legal counsel to prepare legal documentation to ensure Innergex has the necessary land rights to develop, construct and operate projects;
- Facilitate the signing of project documents with stakeholders, including but not limited to, lease, option, and purchase agreements, estoppels, amendments, and payment authorization forms, etc.;
- Coordinate stakeholder communication logging;
- Landowner form collection and processing (including but not limited to payment authorization forms, W9 forms, tenant information sheets, contact forms, and environmental questionnaires);
- Support stakeholder software implementation as requested.
Your skills, our requirements!
- Bachelor’s degree coupled with a minimum of 5 years of experience in real estate development, real estate title or in a relevant field;
- Legal assistant, paralegal or similar experience preferred;
- Experience in renewable energy, an asset;
- Detail-oriented and well organized, with a strong work ethic;
- Strong communication skills, both written and verbal;
- Ability to identify process improvements and efficiencies;
- Available for North America travel, up to 20%;
- Excellent team player and strong interpersonal skills;
- Good judgement, understanding of when to take on a task and when to seek direction;
- Ability to prioritize and work under tight timeframes;
- Ability to multi-task, prioritize and work under tight timeframes;
- Discreet with confidential and sensitive landowner personal information;
- Experience in working with multiple stakeholders;
- Proficient in the use of the MS Office suite (Excel, Word, and PowerPoint) and knowledge Salesforce
Additional considerations!
- The position could be based at the company’s San Diego (CA) office or remote within the USA;
- This position is a P3 level with a base salary of $86,600 – $149,300, exclusive of fringe benefits and/or potential bonuses.
