Position Summary
The Manager, Real Estate is responsible for identifying and resolving a myriad of issues related to title/vesting matters, reviewing land surveys and general real estate matters in connection with greenfield development of renewable energy projects across the United States. The role requires real estate development and transaction experience.The position supports the Real Estate and Development teams and reports to the Director, Real Estate.
Responsibilities
- Work cross-functionally with Real Estate, Development Engineers, Development, Permitting and Construction teams from project inception through completion to help identify and resolve real estate matters;
- Subject matter expert reviewing title reports and surveys in connection with real estate agreements and site plans, including mineral rights documents, chains of title and vesting matters;
- Effectively identify title issues, proactively develop and implement resolution strategies with third parties;
- Act as the primary conduit for translating real estate matters into budgets, schedules, site designs, and project constraints, reviewing various phases of site plans to ensure any title and survey matters are correctly reflected on project development plans, schedules and budgets;
- Identify, communicate and mitigate risks associated with real estate matters affecting greenfield development;
- Coordinate and review ALTA Surveys with land surveyors, title companies and legal counsel, as well as negotiate title insurance coverage;
- Identify, coordinate and review legal descriptions and plats associated with project real estate documents and project site plans;
- Conduct analysis, coordination and procurement of crossing consents and crossing agreements with third parties, including conveying and drafting compliance requirements to Construction team and contractors;
- Manage and maintain budgets, scopes of work and invoices for real estate consultants;
- Support the Real Estate, Project Finance, and Legal teams to prepare, review and finalize all real estate documentation required for construction financing and asset sales;
- Experience coordinating transaction closings preferred: opening escrow accounts, preparing draft agreements, coordinating signing of closing documents with counterparties and reviewing settlement statements.
- Interact with land agents, customers, investors, and other counterparties to support origination and development activities
Knowledge, Skills, & Abilities
- Real estate development experience required, preferably in greenfield development and renewable energy projects.
- Proficient with real estate documents and terminology disclosed in title reports.
- Review and analyze land surveys
- Excellent verbal and written communication skills
- Strong problem solving and critical thinking skills; ability to add value through creative input and forward thinking
- Understands or has direct experience in real estate entitlements and development fundamentals
- Thorough knowledge and experience with Microsoft Word, Excel, Outlook, PowerPoint, and Adobe Acrobat
- Meticulous attention to detail with exceptional organizational and planning skills
- Self-starter who initiates tasks proactively with minimal direction
- Ability to successfully prioritize and juggle competing deadlines

Requirements
- Bachelor’s degree or equivalent experience
- Minimum of 5 years of real estate development and surveying and/or title experience
- Experience reviewing, interpreting and resolving title and vesting issues
- Experience with solar or other renewable energy development is preferred, but not required
