A day in the life

Prologis is seeking a VP, Customer Led Development passionate about sourcing, structuring and executing Build-to-Suit developments and land acquisitions for Prologis’ top customers. You would be part of a global capital deployment and development team of professionals building more than a billion dollars in projects per year. This role will work actively in all East Region markets and partner directly with a development/construction VP. Preferred office location is a major metro along the East Coast (NYC/NJ, DC, Atlanta, Miami).

Key Responsibilities Include

  • Accelerate the frequency of Build-to-Suit developments with Prologis’ top global customers by forging targeted relationships, presenting inventory and prospective land sites, underwriting and structuring creative transactions, and focused management of in-process development.
  • Identify, negotiate, purchase, entitle and permit land sites in core and emerging markets across the East Coast alongside the regional capital deployment team in order to build the future pipeline of development opportunities.
  • Assist the regional capital deployment team with conversion of covered land/redevelopments into Build-to-Suit developments through collaboration on strategy, entitlements and marketing.
  • Drive innovation in design and construction practices by understanding Prologis’ top customers’ evolving prototypes and needs including sustainability and carbon neutrality and smart building applications.
  • Cultivate engagement in Prologis Essentials with solar/battery/energy solutions as well as electric and autonomous vehicle applications to drive customer entrenchment and incremental revenue sources.
  • Aggregate, verify, organize and utilize actionable data on customers and Build-to-Suits.
  • Interface and develop working relationships with various internal Prologis groups, customers, brokers, general contractors and public agencies.
  • Optimize customer satisfaction through each interaction and every project.

Building blocks for success

Required

  • Understand & embrace the customer-oriented culture of Prologis and the CLD Group
  • 10 years minimum experience, including 5 years minimum experience in supporting and leading complex acquisitions and developments, preferably for a large developer
  • Experience in structuring Build-to-Suit and speculative leases, land purchases and entitlements
  • Able to travel approximately 40% of the time
  • Promote a solution-minded approach to development and acquisitions

Preferred

  • Bachelor’s degree in business, economics, construction management, architecture, or engineering (Civil or Structural) is preferred

Hiring Salary Range of: $197,000 – $271,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives)) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
