Responsible for supporting the Manager Corporate Real Estate Strategy with the development, and execution of the corporate real estate strategic planning function including execution of the highest and best use portfolio strategy and key 3rd party transactions. This position reports to the Manager of Corporate Real Estate Strategy and is expected to develop and maintain key external relationships, and work closely with all CREFM sub-functions, Finance, and the lines of business. This position will be interfacing with the Manager and other service lines in order to understand the strategy, plans and needs of the corporation to develop and execute the annual, five year, and ten-year strategic plans.
Responsibilities include leading the creation, updating, and execution of the Master Plan for the entire PSEG portfolio, and the Real Estate Strategic 5 year plan for facilities located in NJ, NY, and CT. Responsible for the development and management of benchmarking analysis for CRE portfolio, driving space planning optimization, maintaining guiding principles for portfolio properties, enforcing standards for workplace planning, and scorecard metrics associated with properties, buildings, and assets. For special projects and asset optimization transactions, the senior analyst is responsible for creating the cost/benefit analysis and developing the business case to be presented to executive leadership. Requires demonstrated experience driving results in a matrix environment, strong foundation to develop cash flow financial analysis, quantitative analysis and spreadsheet modeling, along with strong presentation and communication skills and the ability to juggle multiple projects at once.
Portfolio properties include 100+ properties and 212 facilities in NJ, NY and CT across the Services Company, Power and Utility Operating Companies, with approximately $220 million in combined operations and maintenance and capital expenditures annually.
Responsible for refining, developing, and executing the CREFM Annual, 5-Year, and 10-Year Strategic Plans, ensuring partnering with senior leaders and key external real estate network contacts in the businesses as well as and alignment to broader PSEG business objectives and corporate values.
1) Update, execute and communicate the strategic planning process for the corporate real estate function based on highest and best use portfolio strategy.
2) Lay out future expansion, renovation and design parameters for a Master Plan for the General Office in Newark.
3) Responsible for working with the strategy manager on the design, implementation and refinement of standardized strategic planning processes based on revenue opportunities, client needs, workforce demographics and operating cost structure, in compliance with laws and regulations.
4) Responsible for developing post business case analysis to support scenarios to determine project performance relative to planned goals/milestones.
5) Responsible for helping to refine and implement standardized strategic planning processes, techniques and tools to foster consistency over time and across projects.
6) Responsible for updating strategy development, business case analysis and recommendation development on key 3rd party real estate transactions.
7) Enable strategic, intelligent, forward looking decisions around the portfolio and workplace strategy through the integration of leading practices, development of business recommendations and analysis and coordination with the lines of business, transactions, surveying & mapping, projects and facilities management teams.
Responsible for understanding the Businesses space and costs from a planning perspective in relation to the firms overall real estate direction and development of tactical plans for the movement of the portfolio.
1) Work with the Manager and the business units administrative staff to understand projected head count, space requirements and location preferences
2) Develop tactical plans and test fits for all business units within the Corporate portfolio
3) Identify solutions that will lower square footage per person and increase space utilization (greater efficiency of space).
4) Convey allocation updates and understand data in space management system to maintain data integrity and communicate information effectively
5) Develop/distribute reports for space allocations, portfolio statistics and other data with respect to space, costs, projections, and personnel related information
6) Develop and maintain standards for space assignments, reporting, etc. to maximize utilization and increase data integrity
7) Work with the business lines to help translate business requirements into real estate / space requirements
Responsible for CREFM situational analysis, key variable tracking, and development of strategic scenarios for future years with prioritization and any required business case analysis
Collaborate with other CRE sub-functions, internal stakeholders (legal, LOB, state governmental affairs), external stakeholders to facilitate consistent and efficient delivery of CRE capabilities and results.
